Everything you need to know about your student accommodation.

Accommodation

We like to keep things simple for you, start by choosing a room type and contract length and then follow the on-screen instructions (it takes about 5 mins to complete a booking). You will need a form of photo ID (passport or a driving licence), along with proof of your student status (student ID or an offer/acceptance letter from your university), your student number and a credit/debit card to pay your advance rent.

If you’re looking to pay in instalments, you will need to appoint a UK based guarantor, this can be a family member or a friend who is happy to act as your guarantor in the event that rent payments are missed.

If you do not have someone that you could nominate as a UK guarantor, you could use the services of Housing Hand who are able to help act as a guarantor. We recommend visiting their website to learn more.

The options available are dependent on the city and property, but some of our accommodation options include studio apartments, en-suites, cluster flats between 2 – 8 rooms and house shares. Yes, you can. We offer in-person and virtual tours of the accommodation to help you find your perfect room. This will be coordinated with the on-site team at your chosen location. This is a great way to get a feel for the property, the team and the experience at Almero Student.

All bills are included in your weekly rent. We don’t hide any charges, the cost for the room and the advance rent is all that you will be expected to pay. The water, gas, Wi-Fi and all other utilities are included in your rent.

We recommend booking as quickly as possible to avoid disappointment. Our properties fill up fast! We also offer the option of waitlisting if you know where you would like to be the following year, this is perfect for students with deferred entry or 2nd and 3rd-year students. Advance rent has replaced deposits for all of our bookings.

Advance rent is an upfront payment. It is a payment of a set amount (usually a small percentage of your total rent – up to 2%) deducted from your first rent instalment and is required at the point of booking.

Moving in and out

You will find the check-in date in your tenancy agreement. On the day of your check-in, we’ll be in touch via email before your check in date to let you know how to collect the keys. Make sure you  do not forget to get your IDs and a copy of your tenancy agreement. That’s it, smooth like butter!

Pack anything that will make your new home feel just like your old home. We include a mattress but you’ll need to bring your favourite bedding as well as pillows and a duvet. Many students include familiar photos in their packing to help them settle in and personalise their rooms. 

If you’re moving into a cluster we recommend waiting until you’ve met all your flatmates and then shopping together for items such as cutlery, crockery and other household bits and bobs.

Things like a shared fund for tea and coffee are a great idea – just make sure everyone chips in!

You can find your check-out date in your tenancy agreement and that is the day you should be moving out. Make sure to clean your room before you move out in order to keep it neat and tidy. 

Although your lease with Almero Student is a fixed-term tenancy arrangement, you are free to leave  any time before your check-out date.  However, you will still be responsible for paying the whole rent due until the conclusion of the agreement.

International Students

In the circumstance  of VISA rejection, you will need to provide An official letter or email confirming that your VISA has been rejected or  an email or letter from your university, confirming that you will no longer be studying due to your VISA being rejected.

What’s included

Almero has covered the cost of TV licences in the common areas but if you want to watch TV (including BBC on-demand) in your room you will need to purchase a TV licence. The fines are expensive so we recommend applying for a licence here.

No, as a student, you’re exempt from paying council tax.

Your rent includes all utility bills, i.e., electricity, gas, water and WiFi. 

Parking is dependent on which property you are looking to live at. If parking is a priority, please use the
contact us page to ask about parking or alternatively head to the room types to find out whether there is parking available.

Policies

While we hope that everything runs smoothly, we also understand that you may change your mind or have a change of circumstance. We allow a free cancellation up to 7 days after booking. Please get in touch with us to let us know if you think you may need to cancel.

If you’re not happy with your accommodation please let the student team responsible for your property know as soon as possible. We want you to love living at Almero so please tell us the issue and the Property Manager will help, or if they can’t help, they will point you in the right direction.

During your stay

Unfortunately, we don’t allow pets at Almero Student but some of our properties have furry friends that like to hang out nearby. Birmingham for example has a sweet cat called Darcy who will be only too pleased to say hi.

Your friends are more than welcome to visit you at your accommodation at Almero Student – we ask that you limit any overnight stays to no more than 3 consecutive nights in one week and make sure that your flatmates are happy with having your friends stay over.

Throughout your stay with us, we hope you will feel safe and secure.

Every bedroom door has its own lock, and all of our residences  are secured with  fob. Though it may vary across locations, most receptions are manned from 9 a.m. until 5:30 p.m. All of our residences also have CCTVs to ensure safety of our students.
